Responsibilities
The City Assessor's Office is responsible for assessing all vacant, residential and commercial properties at full market value. It is our duty to maintain fair, equitable and uniform property values for the purpose of levying taxes for Albany County, City of Cohoes and Cohoes City School District.
Exemptions
We are here to offer information and assistance on any Real Property tax issues as well as exemption questions and eligibility requirements. Exemptions available include:
- First time home buyer of new construction
- Home improvement
- Physically disabled
- Rehab of historic properties
- Senior citizen and STAR
- Veterans
You may access applications and instructions for all exemptions through the
New York State Office of Real Property Services website. Exemption forms are available online 24 hours a day.
Governor Andrew Cuomo has signed Executive Order 202.83 eliminating the requirements for the renewal of Enhanced Star (RPTL 467) and Low Income Disability (RPTL 459c) exemptions on the 2020 assessment roll.
The city Assessor may require a renewal application to be filed if he has reason to believe that an owner who qualified for the exemption on the 2020 assessment roll may have since changed his/her primary residence, added another owner to the deed, transferred the property to a new owner or has passed away.
